Choose from our great range of standard designs and then modify them to suit your needs, site, budget, and so on… With our guidance this brings out great results.

What things are considered during the design process? What can I modify? And how will it affect the cost? Will I be penalised for making changes to the design?
We want our clients to be happy with our product and service and consequently we care about the end-result. For this reason we offer a comprehensive design service that takes into account many variables during the design process including things such as:
- How the granny flat can best fit onto your site
- What plan improvements should be made (to suit your needs), this includes layout, accessibility requirements,
- Council regulations
- Site-specific design and structural alterations
- Building on flood-affected or bushfire prone sites
- How to maintain privacy
- The overall presentation (it needs to look inviting)
- Flow between interior & exterior areas
- Window and door sizing and placement (to ensure you have good natural light and cross-ventilation… these things are
- vital for a healthy home)
- Building materials
- Thermal performance
- Lighting and power layout, and so on.
- Our kitchens are custom-designed by our expert Cabinetmakers.
- You will also have the opportunity to customise wardrobes and cupboards to maximise storage. Additional storage is vital in a small home especially for those who are downsizing.
- Can be incorporated in the roof space or via over-height cupboards if needed.
In summary, almost anything can be modified. We recommend that this be done during the design process so we can best work with your budget and present you with a fixed price contract. We have standard prices for our designs; modifications are priced in writing and the cost of your granny flat will be adjusted accordingly. The process is transparent and we make an effort to itemise modifications so that our Clients can choose the changes they require. This is part of our service, there are no hidden fees.
